Acquisitions Due Diligence
Understanding the “true total investment” is a critical component of any acquisition for both purchasers and lenders. Our approach is hands-on and practical. We evaluate “repositioning vs. as-is” by analyzing the strengths and weaknesses of the target property against market competitors, by assessing the guest experience and by studying the physical plant to be acquired. We work with a third-party number-cruncher who would analyse historical operating results and forecast projected revenues.

Management and Franchise Agreements
We believe that while these agreements establish the terms of an affiliation, the parties interests must be aligned if the relationship is to be workable. Mr. Zwickel has negotiated dozens of management contracts and franchise agreements. His process involves gaining consensus on the business terms while “leaving the legalese to the lawyers” ... this establishes a foundation of mutual benefit and trust.

Turn-around and Restructuring
When called into distressed situations by operators, owners, investors, lenders or creditors, InnVentures will deliver expertise and comprehensive solutions during a highly challenging time. We initially conduct an operational assessment and SWOT analysis to quickly evaluate the situation. We then focus on enhancing revenues, implementing cost savings, maximizing cash flow and minimizing  ownership costs. Once the operation is stabilized, we collaborate with the client to establish  restructuring alternatives and ownership objectives.    

Operational Audits and Troubleshooting
It is difficult for an owner or operator to experience a property through the eyes of a guest. InnVentures works with management to identify potential problem areas (operating procedures, brand standards, staffing levels, HR practices, financial controls, etc.). We convert this information into a quantifiable checklist which is used as an assessment tool when conduting secret shopper visits. The results of our visits are detailed into a report which provides implementable solutions to be used as training and benchmarking tools.

Strategic Planning
Utilizing our hands-on experience, knowledge of emerging trends and outlook for the future, InnVentures is available to provide independent strategic advice. We will pin-point issues facing an operation and provide informed, objective guidance. This may include the analysis of your hotel’s product, market, organizational team and financial objectives. We can also assist in creating a comprehensive blueprint for sharpening your hotel’s focus and effectiveness by updating the mission, vision and core values.
